What is Sealcoating?

Asphalt is a durable material, but it's not invulnerable. Over time, exposure to sunlight, moisture, and temperature fluctuations can cause it to become brittle and susceptible to cracking. Sealcoating is an effective preventive treatment that maintains the pliability of asphalt and creates a protective layer. Core 4 uses an oil based sealcoat that penetrates into the asphalt surface and helps resist UV damage, moisture seepage, temperature fluctuations, oxidation, and chemical damage. Regular sealcoating reduces the likelihood of cracks forming, ultimately ensuring a more resilient and durable surface. Sealcoating is recommended every 2-3 years so your pavement is in top condition.

How Are Parking Lots & Driveways Sealed?

Before our team begins, we will ensure oil and other petroleum-based products are scrubbed away from the existing asphalt, and all tiny particles blown clear. We will make sure everything surrounding the parking lot or driveway is covered for its protection, and then carefully spray two layers of the sealant on your asphalt to ensure you get full, even coverage.


Once we are finished spraying, we’ll set tape and markers up so that no one walks or drives on the asphalt for 24 hours. You can anticipate that the sealing will last 2-3 years in ideal conditions before more maintenance is needed. Once it’s time for some touch ups, we’ll be right there to work with you again.
